Flashings installed to collect water
A flashing works by geometry, and geometry can be got wrong.

The principle
A flashing is shaped and lapped so water runs off it and away from the junction it protects.
What we recorded
Poor installation across four separate locations on Leppington homes at practical completion, along with a gutter sump undersized for its roof.
The slow failure
Water sits at a lap, finds the fastener, then the substrate behind. Nothing happens quickly, which is how it survives handover.
The sump
A sump too small for the roof feeding it backs the gutter up in a storm, and a backed up gutter puts water somewhere other than the downpipe.
How we see it
From the ground where possible, and from a drone where not. Neither finding is visible from inside the house.
