Bored piers
After boring and cage placement, before concrete
Depth and diameter against the engineering, cage centred with cover, bases clean and free of water
Learn more about the bored piers inspection →Seven checkpoints across a Leppington build, each before the next trade closes the last one in.
Leppington's frame set is the largest we hold for any NSW suburb, and it is where the findings concentrate. Missing bolts at steel posts and beams. Tie down bolts absent from bracing, recorded five times. Truss boots and roof bracing not installed. Washers missing, bracket fixings short, bottom plates overhanging by 25 millimetres. None of that is exotic and none of it is expensive at the time. All of it disappears the week the plasterer arrives.

Frame, by a margin. Forty eight of our Leppington photographs come from frame inspections, and the recurring items are fixings rather than materials: bolts, washers, boots and grips.
A metal bracket tying a truss down to the wall frame at its bearing point. We recorded them not installed on Leppington frames, which leaves the truss resting where it was meant to be fixed.
No standard NSW residential contract lets them, and it is your property. Notice goes ahead of us and we work around the trades on site.
